What is RERA?
Overview of RERA

The Real Estate (Regulation and Development) Act, 2016 (RERA) was enacted to bring transparency, accountability, and consumer protection to India's real estate sector. It mandates registration of all residential and commercial projects exceeding certain thresholds before launch or advertisement.

Who Must Register?
Applicability
  • Promoters/developers with projects >500 sq.m. of land OR 8+ apartments
  • Real estate agents selling RERA-registered properties
  • Ongoing projects that haven't received OC/CC as of May 1, 2017
  • Projects in any of the 36 Indian states and UTs

70:30 Rule
Escrow Account Rule

Developers must deposit 70% of amounts received from allottees into a dedicated RERA escrow account. Withdrawals are allowed only for project construction expenses, certified by an engineer, architect, and CA. This protects buyers from fund diversion.
